Estate Cleanouts in Denton County: A Family's Guide
An estate cleanout is easiest in three steps: confirm who has the legal right to clear the home, set aside everything the family wants to keep, and then have the rest hauled in one planned cleanout, with the price confirmed on site before anything moves. None of it has to happen in a rush. The first two steps are the hard part, and they're yours. The hauling is ours. This guide walks through each step for families in Denton County, including what happens before we ever pull up.
Start with who can authorize it
Before anything leaves the house, make sure the person making decisions has the authority to make them. In Texas, that depends on whether there was a will and whether a court is involved:
- When there's a will, the estate passes to the people named in it. When there isn't, it passes to the heirs at law. Both are subject to the estate's debts (Texas Estates Code §101.001).
- Once a court issues letters testamentary or letters of administration, the executor or administrator has the right to possession of the estate and holds it in trust (§101.003).
- Some smaller estates without a will can use a small estate affidavit instead. It can't be filed until 30 days after the death, and the estate's assets, not counting the homestead and exempt property, have to stay under the dollar cap set in the statute (§205.001). Denton County's form notes that household furnishings count as estate assets.
- Denton County's probate courts add their own steps. Under a standing order signed July 9, 2024, a small estate affidavit gets a general citation posted, and the court takes no action until the first Monday after that citation is returned. Applicants also file an original death certificate with the probate clerk.

Set aside what the family is keeping
Walk the house with everyone who needs a say before cleanout day. Things worth pulling out first:
- Photos, letters, recipe cards and anything handwritten
- Papers like bank and insurance statements, vehicle titles, tax records and any original will
- Jewelry, keys and small valuables that might be tucked into drawers, coat pockets or shoeboxes
- Anything promised to a specific person
Put the keepers in one room with the door shut, or mark them with painter's tape. On the day, we only load what you tell us to. If a family member lives out of town, we can coordinate with whoever is on site and keep you updated by phone.
Handle what we can't haul
We don't take hazardous waste: paints, chemicals, fuel and oils. Garages and sheds tend to collect plenty of it. If the home is inside City of Denton limits, the city's Home Chemical Collection takes unused chemicals, paint, batteries, pool chemicals, used motor oil and more. As of September 2026, you can drop off at 1527 Mayhill Rd., Building 300, Monday through Saturday from 7 a.m. to 4 p.m., or schedule a curbside pickup with the city. Chemicals need to be in their original labeled containers, and the service is for City of Denton residents only. It doesn't take medications. The city points people to their local pharmacy for drug disposal.
We also can't take cement or concrete, or mattresses with severe biohazard contamination or active bed bugs.
How the cleanout itself works
For a whole house, we usually start with a free, no-obligation walkthrough on site. That's when we see the rooms, the garage and anything in the yard, and talk through what stays. The firm price is confirmed on site before any work starts, and it's based on how much space everything takes up in the truck or trailer.
Then we work room by room. We sort every load: usable items go to local charities, recyclables get recycled, and the rest goes to the landfill. We sweep up before we leave. If you find more once we're there, we re-price by the added volume and confirm the new total before we keep going. You pay after the job is done to your satisfaction.

When the house is being sold
If the home is headed to market, clearing it usually comes before cleaners, repairs or listing photos. Mike's family needed a house cleared for a sale, plus a storage shed emptied:
